I help owners and small property managers keep units ready for move-in with clear documentation, practical non-structural assistance, and coordination with licensed contractors when regulated work is needed.

Important: Licensed trades (plumbing, electrical, gas, HVAC, structural work) are performed by certified contractors only. I can document the issue and coordinate the intervention.

What I do

Photo documentation (before/after) + simple work summary
Turnover support: checks, small fixes, readiness follow-up
Non-structural assistance: sealing/caulking, minor adjustments, mounting (TV/shelves), assembly
Coordination with licensed contractors for regulated work

What I don’t do

Plumbing modifications or licensed plumbing work
Electrical wiring/panels/new circuits
Gas / HVAC projects
Structural changes, roofing, facade work

If a task falls into a licensed trade, I document it and connect you with certified pros.
